CHAC not CHFA?

The Colorado Housing Assistance Corporation (CHAC) is another “first time buyer program” that is available, but should NOT BE CONFUSED with the Colorado Housing and Finance Authority (CHFA).
CHAC is a private nonprofit agency founded in 1982, offering loan programs and supportive financial counseling to help Colorado families turn dreams into reality. Here are some facts as of 2011:

* Location: Must buy a property in Colorado

* FUNDS ARE LIMITED
* Borrower must be a first time home buyer
o first time home buyer is someone that has not owned a home in 3 or more years
o single parent is considered a first time homebuyer if they do not currently own a home
* Borrower Cash Investment – a minimum of $1,000.00 of their own funds (not a gift)
* No Minimum Credit Score
* No Co-Borrowers
* Minimum Cash Investment of $1000
* Can be used in conjunction with the FHA 203K loan

Steps
1. Meet with CHAC approved lender and apply for a mortgage.

2. Your approved lender will facilitate all paperwork
3. Attend a first time home buyer class
4. SHOP FOR HOUSES
5. Attend a CHAC meeting by phone prior to closing

FAMILY of 4 $60,700
