Denver Real Estate Market THE HEAT IS ON!

AGain in June we saw a month over month increase in the number of closed single family homes in the Denver Colorado Real estate market. It is interesting that there are some 3000 out of area properties listed for sale in the Denver multiple listing service. These include Fort Collins, Colorado Springs and Pueblo as Metrolist is a statewide service now.
Of equal interest is the reporting that has metro Denver’s real estate sales shrinking. These reports are typically on the first day of the month, mostly to be first, and they report sales as compared with the previous month. This last month there were an additional 99 sales reported between July 7 and 15, all of which are to be reported to the Denver MLS, according to the rules, within 72 hours of the actual closing. When you read the reports, just make sure who is doing the reporting and check their data stream. Bad data makes bad reports. Just sayin.
On to the stats, over 2981 single family homes sold in June of 2011 and there were new listings coming into the Denver Real EState Market of 3909 single family homes. Watching the number of single family homes on the market in metro Denver is an interesting exercise as it shifts from minute to minute as one is added and one is dropped, or sold. Any way on the 15th there were 13, 873 single family houses for sale in Denver. Here is a quick video to watch:
