Denver Home Seller is ready

Isn’t it nice when all things come together? The house is clean and ready, the pricing is right on, the lawn is mowed and the buyer is qualified? It does happen.
A couple of weeks ago I am working as a Buyers Agent and we walked into such a house that had been on the market 3 days. They had 24 showings scheduled through the weekend 3 days later. This Denver home buyer succeeded in purchasing the home, but if there had been another offer, if the buyer had not been ready and did not have their loan in place, and they did not make a reasonable offer, that Denver property could have been another Realtor’s closing in June.
What is the point? As we watch the economy recover, and the inventory of homes shrink (this buyer had tried to buy both a foreclosure and a short sale before) IF THE SELLER IS REALLY ready to sell their home, in Denver or anywhere else, they could see multiple offers very soon. It has not happened yet but this is the same “setup” that generated the frenzy in the 1990s and again in the early 2000’s. When I represent folks as a Buyer’s Agent I hate to tell them that the best deal I might be able to get them is to get them there first (In this case and one other we got appraisals at 10k over the selling price!).
Sometimes being ready is a long term proposition though. The property is so special that the next buyer does not immediately surface. That means EVERYDAY the house has to be ready in 15 minutes (see my previous post).
But isn’t it nice when the home is ready to SELL! Getting ready takes some effort, but staying ready is an art form.
