A recent survey by some really “smart people” showed that most folks in the nation (including Denver) prefer pricing their homes “just below” the round number…say for instance $499999 instead of $500000. What say you? Agree or Disagree?
Realizing this is typical for groceries (a box of Cheerios is never $5.00 even in Denver) does your opinion change in light of today’s computerized searches for homes?
The interesting bit about all this is that when pricing a home in Denver, I can make recommendations, but ultimately it is the owner’s choice where to price their house. So there are quite a few sellers who choose the real estate agent with the highest price, not the best marketing skills.
And there are a lot of new Realtors in Denver, and quite often they might rave about their team and mentor. The truth is most of the time that mentor is out doing their own business and has little time to answer questions about inspections or issues that may flummox the rookie. Trust and Experience in the Denver market are the top traits to look for in a Realtor followed closely by marketing savvy as well as negotiation skills.
